New figures from Statistics Canada show that recent immigrants are becoming homeowners at a faster pace than people born in Canada, a reversal that is quietly reshaping the country's property market. Between 2018 and 2021, homeownership rates climbed among newcomers even as they slipped among the Canadian-born, with immigrants in Ontario who had been in the country roughly five years seeing ownership rise from just over a third to more than forty percent.
African-born newcomers are an increasingly visible part of that shift. Countries such as Nigeria and Ghana have ranked among Canada's top sources of new permanent residents in recent years, and many arrive with strong educational credentials and family savings earmarked specifically for buying a home rather than renting indefinitely. Community organizations in cities like Calgary, Edmonton and the Greater Toronto Area report growing demand from African newcomer families for first-time buyer programs and financial literacy sessions geared toward the home-buying process.
The data also carries a cautionary note. StatCan found that recent immigrant buyers, including many from Africa, often had lower household incomes than Canadian-born buyers yet still purchased comparatively expensive homes, suggesting many are stretching budgets or pooling family resources to get a foothold in expensive markets like Toronto and Vancouver.
Taken together, the trend points to a housing market where the newcomer story is no longer a single narrative. Africa's growing footprint among Canada's immigrant homeowners is becoming one more thread in a much larger, more diverse tapestry.
