American interest in Canadian real estate has climbed to record levels in 2026, with web traffic to Royal LePage's Canadian listings site spiking sharply each time political turmoil intensifies south of the border, according to new company data.
The most dramatic single-week jump came in early April, when U.S.-originated sessions on the site rose 125% week over week, a 233% increase from the same period in 2025, coinciding with tense ultimatums during Iran ceasefire negotiations. Similar surges followed a fatal shooting by a U.S. immigration enforcement agent in Minneapolis in January, and again during a week of legal upheaval over reproductive medication access in late April, when American traffic climbed 542% year over year.
Royal LePage president and CEO Phil Soper said the pattern reflects a broader mood: during stretches of unsettling news, Americans increasingly revisit the idea of relocating to Canada as a way to step back from turbulence in U.S. politics and public life.
Structural changes are reinforcing the trend. Bill C-3, which took effect in December 2025, removed the first-generation limit on Canadian citizenship by descent, opening a potential path to citizenship for millions of Americans with Canadian ancestry. Montreal's national archives fielded more than 1,000 genealogical inquiries in January 2026 alone, compared with just 32 during the same month a year earlier.
Analysts note that Canada's housing market has previously benefited when investors moved capital out of the U.S. during periods of uncertainty, a dynamic that some expect to continue even though home prices remain a persistent hurdle for many prospective buyers.
