Detached Homes Are Making a Comeback in Toronto and Vancouver's Hottest Pockets
REMAX Canada's new Hot Pocket Communities Report finds detached home sales climbing in 61 per cent of neighbourhoods across the GTA, Greater Vancouver and the Fraser Valley

Detached houses are regaining favour in some of the country's biggest and priciest markets, according to REMAX Canada's newly released 2026 Hot Pocket Communities Report. The study, which tracks detached home sales activity across dozens of neighbourhoods in the Greater Toronto Area, Greater Vancouver and the Fraser Valley, found that sales rose year over year in 61 per cent of the communities examined.
Some pockets stood out for particularly strong gains. In one Toronto neighbourhood highlighted in the report, detached home sales climbed 26.8 per cent, with 71 properties changing hands compared with 56 during the same period a year earlier. REMAX brokers attribute the renewed appetite for detached houses to buyers who spent much of the past two years on the sidelines finally deciding that waiting for a bigger price drop no longer makes sense.
The findings echo a broader theme emerging across Canadian real estate this year: families, new Canadians and retirees are increasingly driving detached home demand, a shift from the investor-heavy buying patterns that defined the market in recent years. With detached inventory still elevated in many suburban and exurban communities, buyers in these hot pockets have more room to negotiate than they did during the pandemic-era boom, even as sales activity picks up.
Not every community is seeing the same rebound, however. Condo and higher-density segments in both regions continue to lag behind detached housing, reflecting a broader divergence between ground-oriented homes and multi-unit buildings that has become one of the defining stories of the 2026 housing market. Real estate professionals say that gap is likely to persist until construction costs and pre-sale financing conditions ease for condo developers.
For now, REMAX's report suggests that Canada's detached home market, at least in these targeted pockets, is finding renewed footing well ahead of the traditionally busier fall selling season.
